Delinquency Policy

A Notice to Homeowners in Palmetto Dunes:

Following the January 2023 board meeting, the board reviewed our governing documents and conferred with our accountant to clarify any confusion about late payments.

 

It is the responsibility of all residents to keep their contact information current with Frankly Coastal/Collier Financial. This would include mailing address, email address, and phone number. If unsure your information is current, homeowners should contact Frankly Coastal/Collier Financial:

Every homeowner at Palmetto Dunes agreed to be bound to the Declarations and By-laws, and the Rules and Regulations when they signed closing documents and took ownership. The following reminder is offered to
ensure everyone is aware of the consequences of failing to live up to their financial obligation by paying quarterly HOA fees in a timely fashion. Using the current quarterly dues payment as an example:


January 1, 2024 - Quarterly dues ($1350) are due.
A 15 day “grace period” allows payment to be made as late as January 15, 2024.
January 16, 2024 – Payment is 16 days late and a friendly reminder notice will be sent to all known addresses of the homeowner.
February 15, 2024 – Payment 45 days past the due date now triggers a collection letter stipulating fines of 1½% a month late fee ($50.00 per month). Additionally, the account can become subject to a suspension of rights to use of the Club and all amenities at Pelican Sound. A suspension of rights to the Club also carries a $150 reinstatement Fee.
March 1, 2024 – Payment 60 days past the due date will see the suspension of rights to the use of the Club invoked. (Note – this suspension of rights for use of the Club also extends to a renter when the unit has been leased.)
March 15, 2024 – Payment 75 days past the due date will see the matter turned over to attorneys for the collection process. Delinquent homeowners will also be liable for attorney fees in this instance.

Palmetto Dunes at Pelican Sound Condominium Association, Inc. would clearly prefer to not follow these steps and strongly encourages all homeowners to fulfill their financial obligations.

 

Palmetto Dunes homeowners are encouraged to enroll for automatic payments from a bank account using an ACH transaction.  Click here to access Truist Online Payment Service to make one-time payments or to enroll in automatic payment by ACH through Truist Association Pay.
